    Tailwind Group is seeking to establish a portfolio-wide digital foundation that balances brand consistency with property-level differentiation. Resi will deliver 35 property websites and 1 corporate site, leveraging our Enterprise Launch Theme framework to ensure scalability, flexibility, and measurable leasing performance.

    Goals
    • Deliver a menu of 5 Enterprise Launch Theme variants — 4 aligned with Tailwind’s umbrella brands (The Quarters, The Landing, College Town, Altitude) and 1 for one-off properties.
    • Develop a Launch Corporate Theme that serves as Tailwind’s digital flagship — showcasing the brand, portfolio, careers, and investor relations — and integrates property profile pages.
    • Incorporate active rebrands (The Beacon → The Quarters Auburn; The Connection → The Quarters Huntsville).
    • Ensure each property website reflects subtle Tailwind parent brand influence (mission/vision) while maintaining a distinct community identity.
    • Build every site with SEO/GEO architecture, accessibility compliance, and Entrata/EliseAI integrations from day one.
    • Launch 5 landing pages by EOY 2025 to support the leasing cycle, followed by phased rollouts of sites based on agreed upon batch groups and timelines.

      After a contract or order form is signed, the Resi team will collect as many assets that are available online and pre-fill our onboarding form before sending to you.

      Kick-off Call

      The kickoff call is optional for resi-made themes and enterprise theme rollouts, as once we’ve worked with clients for a while, they become unnecessary, however this is the opportunity for our teams to sync on the project needs. We review the assets, the project timeline, and align on the goals of the project.

      Design Phase

      Our team will first create a UI kit — a style framework for how every element will look on your website (view example). Then they will apply this style to the layouts of the theme, customizing backgrounds and other graphic elements during the process. If you are building a custom site, the onboarding process will have check-ins through out this process.

      Feedback & Revisions

      For Resi-made and enterprise theme websites, the first deliverable you will see from our team is a first draft of your website. You will receive an email from your account manager with a link to the full website and a link to provide feedback. We will provide a feedback deadline date for your team and once completed our team will make all revisions and resend for final approval.

      QA & Launch

      Once we have your final approval on design and content, we will conduct our final quality assurance process, working our way through a detailed checklist of final setup and review items. Once this is completed, we will coordinate DNS information or access, so our team can assist in a seamless launch process.

      Website Development & Rollout

      How fast can you launch property websites – and can we start with landing pages before scaling to full sites?

      The website build process begins with the development of your Enterprise Theme framework. This is a reusable, portfolio-wide design system tailored to your umbrella brands. We’ve estimated an approximate 12-16 week timeline based on developing theme variants for each umbrella brand, along with the corporate site.

      Once this foundation is in place, property sites can launch rapidly, within 3–5 days per community. For new lease-ups or time-sensitive campaigns, we can also stand up branded landing pages within days. These pages are built to scale seamlessly into full websites, so your early investment carries forward without duplication of effort. 

      If we rebrand a community, how easy is it to update the website theme and content?

      Very easy. Because the theme framework is already built, rebrands are just a matter of updating the design settings, content, and media. You won’t need to rebuild from scratch, which keeps costs down and timelines short.

      Can we have multiple “umbrella” templates for different brand families without losing portfolio consistency?

      Yes. We’ll design theme variants for each brand family — like The Quarters, The Landing, or College Town — so each has its own look and feel, while still sharing the same foundation. That gives you consistency across the portfolio and flexibility where it matters.

      Branding & Customization

      How much flexibility do we have to tailor layouts, content modules, and media on each property site?

      A lot. You’ll have a library of drag-and-drop modules within our website editor that make it easy to adjust layouts, swap media, and tailor content without needing the Resi support team every time. Most partners we work with love this balance — the control of a custom site with the efficiency of a portfolio-scale solution.

      Can we preview different enterprise theme variants before rollout?

      Absolutely. Two rounds of design revisions are included with your custom theme builds. We’ll collaborate with you on theme variants and share previews so you can give feedback before anything goes live. That way, the look and feel are locked in before rolling anything out. 

      Platform, Technology & Reporting

      Can your platform integrate with Entrata and EliseAI?

      Yes, we support both. Entrata is one of our more robust integrations that powers pricing, availability, and marketing content across your property websites. We also pull operational data such as unit availability and occupancy to drive deeper portfolio reporting. EliseAI integrates on the leasing side. We deliver leads directly into EliseAI, enabling automated follow-up, tour scheduling, and resident communication.

      Do we retain ownership of our data?

      100%. Your domains, websites, and analytics accounts remain under your ownership. Unlike many providers, we don’t “lock in” your data — we see our role as enabling, not owning. If you ever change direction, you take everything with you.

      What analytics are included with your platform?

      At onboarding, we configure Google Tag Manager (GTM) and GA4 across all Tailwind properties to ensure consistent, accurate tracking. Our standardized GTM container captures the renter actions that matter most — form submissions, tour requests, and phone clicks — and maps them into GA4 as conversions. This gives you clear visibility into how prospects are engaging on every site.

      Every site also comes with Resi’s reporting dashboards, which roll up property and portfolio data views. Reports include availability by floor plan, occupancy by unit type, pricing summaries, and lead performance. For SEO and PPC campaigns, we layer in advanced dashboards that cover marketing performance as well — things like organic traffic and conversion trends, GBP engagement, keyword rankings, and paid media results across impressions, clicks, conversions, and CPL.

      Can your platform support more advanced integrations?

      Yes. Resi is built to be integration-agnostic, so we can connect with the systems you already use — from PMS and CRM platforms to leasing tools, ad accounts, or BI databases. Beyond Entrata and EliseAI, we support API feeds, custom GTM containers, and scheduled data syncs to keep websites and marketing fully aligned with operations.

      If we ever run into PMS limitations, we can bridge the gap with a custom integration source — even something as simple as a spreadsheet — while the full API is being built. Our system supports XML, CSV, or JSON feeds, which means your pricing and availability stay accurate without relying on clunky iframe workarounds.

      The goal is always the same: keep your data flowing cleanly and give your team flexibility without adding extra work.

      Onboarding & Support

      Can multiple people login and make comments on the same website? Or does one person need to add consolidated comments from all players involved?

      A feedback link may be shared with anyone on your team that you would like. They will simply enter their email and provide comments.

      We do try to organize feedback into tight rounds for efficient review and response from our team.

      How/when do we get notified that a change request was completed?
      You will get notified automatically via the ticketing system process. In our click-and-comment support system, you can see all outstanding tickets, ticket status, comments, and more.
      How long does a website change request take to get resolved? Would a marketing lead have the capabilities to make changes on our own?

      Normally our team is opening tickets for review within the same business day. For simple content changes, we aim to resolve and close that request within a two business days. For more extensive requests or one that may require dev or web design to be involved, we give you an estimated time for close and aim to solve it ASAP. For any critical issues, we prioritize those tickets. Anybody with the appropriate access level (as designated by your team) has FULL access to make changes on your own, as we demonstrated. Our no-code builder is often easier and quicker to make simple content changes than submitting a ticket.

      What does training look like?

      When we launch a new website, our CX team will encourage a Zoom training to review the functionality available within our Resi Platform, how to submit tickets, and go deeper into how to use our website builder to make changes and updates, if desired.

      Additionally, our team maintains a detailed knowledge base to provide instant answers on how to accomplish certain tasks within our platform. Here you will find step-by-step guides, video walkthroughs and helpful related articles.

      How do you incorporate local SEO into your strategy?

      Local SEO is baked into everything we do. We fully optimize Google Business Profiles from keyword-rich descriptions and FAQs to live floor plan pricing, so your properties show up where students are searching. This helps you rank better in maps and local search, while also building credibility with renters right from their first touchpoint.

      How do you address GEO (Generative Engine Optimization)?

      We build site content that answers real renter questions and makes it easy to take action. Clear CTAs, fast-loading pages, tour scheduling, and local neighborhood info all signal “helpful and trustworthy” to Google’s AI-driven results.       Can you give an example of how you adjust when the market shifts?

      After Google’s Core Update, multifamily sites suddenly needed stronger “experience and trust” signals to stay visible. While many operators saw rankings slide, our partners held ground because we moved fast.

      How quickly can you make changes if something isn’t working?

      Most tweaks happen within 72 hours. Budget cuts are immediate, increases as soon as new funds are cleared. Bigger creative changes can take up to a week, but the point is: we move fast and keep you in the loop the whole way.

      Can you share an example of a pivot that turned things around?

      A student housing client had plenty of traffic, but leases weren’t closing as the semester approached. We shifted budget from awareness into conversion campaigns, layered in time-sensitive promotions, and turned up urgency right before move-in.       Where/how do you propose embedding the Community Fee Guides?

      We can embed this guide in whichever way works best for your team. It can be added natively to the site via a Global Content block, designed into specific pages like amenities or fees, or referenced as an external guide.

      Our recommendation is to place this information more prominently and transparently than what’s typically seen today. Making fees clear and easy to access directly on the site creates a better resident experience and reduces leasing friction. That said, if you prefer a lighter-touch approach, a simple PDF embed is also straightforward for us to implement.

      Can you touch on how you conduct any ongoing optimizations, A/B testing, etc.?
